read-about-projectOther advantages include the proximity of Zvenigorodskoye Highway and the Third Transport Ring, and an actively developing street and road network. In particular, the authors of the project propose extending 1st Silikatny Proezd and connecting Karamyshevskaya and Shelepikhinskaya embankments: this will provide convenient approaches and entrances directly to the district. The transport connectivity of the district with the city will improve significantly thanks to a number of events planned by the city: a new bridge will be built nearby, and a new metro station will appear right on the border of the design site. And the possibility of using the former factory pier as a passenger pier, which the authors of the project draw attention to, will make the territory accessible by river pleasure transport along the Krylatskoye - International Exhibition route. The industrial territory, cut off from the city today, will soon turn into one of the best districts of the city!
The main idea of the authors of the project is to create maximum visual and spatial diversity in the district and articulate its connection with the natural environment of the Moscow River. A branching pedestrian boulevard is in the center of the picturesque planning structure. It connects the main entrances to the area with the embankment and the river bank and forms scenic perspectives. The development of the northern part of the site creates dense and rich urban spaces formed by block development with a decrease in the number of storeys towards the river and the boulevard, and the southern part is interpreted as a park and the river bank, on which detached buildings are located.
The decrease in the number of storeys towards the river, in turn, opens up views to the apartments of the distant lines. River panoramas are available from everywhere. Each apartment has a view of the river, regardless of which building line it is located in. The tower on the embankment becomes the dominant feature and symbol of the new area. It is integrated into a series of high-rise buildings that form the appearance of the Moscow River. Given the surroundings, 150 meters is not the maximum height for such a building. Thus, the architects of "Atrium" managed to combine in one project the modernist urban planning concept of a city-park and traditional urban block development and create a unique natural-urbanized environment.
The proportions of the blocks - 110x80 meters - are verified by many years of world experience. The project fully implements the concept of "courtyards without cars". Due to the difference in relief, pedestrian and car flows are separated. Car traffic is organized from below, with an entrance to the underground parking, and the courtyards are on the stylobate one level higher. The movement of people implies various scenarios and is organized on several levels, which are connected by pedestrian bridges. There are no parking lots under the boulevard, which will allow planting large trees and creating a full-fledged natural environment with landscape objects and rich functionality.
It is proposed to actively use water bodies on the boulevard and, in particular, to create an artificial stream using the water of the Tarakanovka River, which flows near the border of the site. This could become one of the first examples of the implementation of the concept of opening up small rivers, which is part of the city's strategy to activate the role of the Moscow River.
The area contains commercial functions of various formats - from a shopping center and offices at the entrance to the area to small shops and services within walking distance on the ground floors and stylobates along the boulevard and embankment. Particular attention is paid to social infrastructure. Four kindergartens are scattered throughout the area. Three of them are built-in and attached (each for 150 places), ), and one, for 310 places, is combined with a new school for 1,700 students.
